How to Compare Impact Window Estimates in South Florida

Compare the same openings, product specifications and installation scope before comparing the total price. A useful impact-window estimate identifies what is being installed, what work is included and what could change the final cost.

Start with an opening-by-opening schedule

A whole-home total hides differences. Number each window and door on a simple room list, then ask each proposal to identify the product, size, operating style, frame finish and glass package for that opening. A picture window and an operable window are different choices even when their dimensions look similar.

For sliding glass doors, include the panel configuration, direction of travel, threshold and screen choices. Take photos from inside and outside so access and surrounding finishes are part of the conversation.

  • Match the number of windows and doors across proposals.
  • Identify openings being resized or changed in style.
  • Record frame colors and glass selections in writing.

Ask for the proposed product documentation

Miami-Dade maintains a product approval search covering windows, exterior doors and other building products. Ask for the approval documentation for the actual proposed system, rather than relying on a brand name alone.

Have the project team explain how the selected system and installation details fit your opening and property requirements. Product approval paperwork is one part of a project; it should not be treated as a substitute for the applicable permit review.

Separate the product from the installation scope

Ask whether the price includes removal and disposal, opening preparation, attachment and sealing, trim or stucco repairs, painting, permit coordination and cleanup. If concealed damage is discovered, the proposal should explain how additional work is documented and priced before it proceeds.

Discuss access to occupied rooms and the installation sequence. For an association-managed property, identify who will collect design approval before products are ordered.

Compare the written terms before choosing

Keep product and workmanship warranty terms separate. Ask who receives a service request, what documentation to keep and which exclusions apply. The schedule should distinguish product lead time, installation work and any required inspections.

If two totals differ, highlight the scope differences first. A lower price may reflect fewer openings or excluded finish work; a higher price may include features you do not need. Request a revised written scope when something is unclear.

  • Opening schedule and exact product selections
  • Included finish work and exclusions
  • Change-order process and payment milestones
  • Scheduling assumptions and written warranty terms
